Buying a Rural Property? It’s Not the Same as a City Inspection.


Rural homes across Decatur, Jennings, Ripley, Franklin, Shelby, Rush, and Bartholomew Counties are built differently than homes in subdivisions. Many were constructed in phases over decades with multiple family generations. Some pre-date modern building codes and have been "Customized." Most rely on private systems like well and septic — not city utilities. 


A rural property inspection requires a different level of attention, experience, and system understanding.


Rural properties often include:

  • Private wells
  • Septic systems
  • Multiple outbuildings
  • Detached garages or barns
  • Older foundations or stone cellars
  • Mixed electrical systems added over time
  • Shared utilities between buildings


Older farmhouses often show:

  • Moisture in cellars
  • Foundation movement
  • Limited ventilation in attics


These systems require careful evaluation — not assumptions.

Our Inspection PRocess

All Day Inspections

We inspect the main home with the same high-quality inspection process including the structure, roofing, electrical, plumbing, HVAC, foundation, attic, insulation, crawlspaces, and safety items. Then with the additional services and buildings, we typically spend all day inspecting the property. This is a very efficient way to get a complete understanding of the property before you purchase.

Common rural well issues include:

  • Weak water pressure and capacity
  • Outdated and corroded pressure tanks
  • Improper well caps
  • Bacteria concerns (E. coli or coliform)
  • Corroded wiring


We recommend water quality testing on rural purchases. Testing includes a functional test of the well looking at pump pressure and cycling times. As well as the condition of the visible equipment and lines. Lastly, we take a water sample for evaluation by a professional lab. This test satisfies USDA, VA, and other loan requirements.

Septic

Septic systems are one of the biggest rural risks that could cost the most to replace.


Common findings:

  • Backups due to lack of maintenance
  • Missing risers
  • Improper drainage
  • Leaking distribution boxes
  • Systems near end of life
  • No records on file


A failing septic system can cost thousands. Proper evaluation protects buyers and realtors alike. 

Our testing includes a record look up, finding the tank and visibly inspecting the top and inside, a sludge and scum measurement, a dye test with over 300 gallons of water ran into the septic with before and after walks of the leach field. In some cases the tank cannot be easily located so we can use our sewer cam and locator to find where the tank may be underground.

Rural properties frequently have:

  • Untreated wood framing
  • High moisture crawlspaces 
  • Limited airflow
  • Historic termite damage
  • Water intrusion
  • Improperly stored materials


Furthermore, many loans require a termite inspection. It is not uncommon to find termites somewhere on a large rural property, especially with farms and older outbuildings. That doesn't mean these are bad buildings, but it does mean you should be aware of the issue.

Outbuildings and Other Structures

Barns, shops, and detached garages often have:

  • Mixed electrical wiring
  • Extension-fed subpanels
  • Shared water lines
  • DIY plumbing
  • Structural movement


If you plan to use the building — it should be inspected.

Recommended Rural Inspection Package

For most rural purchases, we recommend:

✔ Full Home Inspection
✔ Septic Evaluation
✔ Well Water Testing
✔ Termite Inspection

Optional Add-Ons:

  • Mold Testing (common in older farmhouses and cellars)
  • Radon Testing (especially with stone foundations or cellars)


These are usually bundled together with a respectable discount.

  • A land survey
  • A boundary verification
